At Three Sixty, we believe in building more than just structures; we create environments that nourish both people and nature. Our proprietary Agriwild© method is the cornerstone of this vision. Agriwild goes beyond traditional development approaches, integrating ecological balance, sustainability, and community wellness into every neighborhood we create. Let’s dive into how Agriwild shapes our healthy built environments and fosters vibrant, thriving communities.

What is Agriwild?
AGRIWILD© is the proprietary method utilized by Three Sixty to create healthy built environments for neighborhoods and communities. This holistic approach addresses various crucial elements: food sources for both humans and animals, site ecology, carbon sequestration, stormwater management, habitat creation, and the integration of natural, 'wild' elements into our developments. These combined efforts ensure a robust and healthy sense of place for residents and neighbors, promoting a lifestyle that is in harmony with nature.

Healthy Built Environments
At the heart of Agriwild is the creation of living spaces that enhance the health and well-being of both residents and the natural environment. Here’s how we achieve this:

Nature-Provoking Spaces: We design spaces that bring nature to the forefront, encouraging interactions with the environment. This includes everything from community gardens with composting facilities to replacing traditional sod lawns with prairie gardens and native landscaping. These elements provide not only aesthetic beauty but also functional benefits such as improved air quality and local biodiversity.

Walkability and Connectivity: We promote a lifestyle where residents can walk, bike, and explore their surroundings through thoughtfully designed trails and pathways. These connecting trails not only reduce the reliance on cars but also encourage a more active and healthy lifestyle.

Community Gardens: Our developments often feature community gardens where residents can grow their own food, engage with nature, and connect with each other. These gardens are more than just plots of land; they are hubs of community interaction and environmental stewardship.

Native Landscaping: By replacing traditional lawns with prairie gardens and native plants, we create a more sustainable and low-maintenance landscape that supports local wildlife and reduces the need for water and chemicals.

Sense of Place
Creating a strong sense of place is fundamental to our developments. This sense of place is cultivated through:

Fitness Centers and Communal Spaces: Our properties feature fitness centers and communal areas designed to foster social interactions and community bonding. These spaces are essential for residents to gather, socialize, and form lasting connections.

Engaging Amenities: We provide a range of amenities that encourage residents to interact with their environment and each other. Whether it’s through fitness activities or social events, these amenities enhance the overall living experience and strengthen the community fabric.

Site Ecology
Understanding and respecting the natural features of a site is crucial for sustainable development. Agriwild places a strong emphasis on:

Ecological Restoration: We carefully restore or preserve native vegetation and wildlife habitats around our developments. This approach not only protects local ecosystems but also creates a harmonious balance between urban and natural environments.

Biodiversity Support: By maintaining and enhancing native habitats, we support local biodiversity, ensuring that our developments contribute positively to the surrounding ecosystem.

Stormwater Management
Effective stormwater management is essential to preventing flooding and protecting our waterways from pollution. Our approach includes:

Permeable Pavements: These surfaces allow water to seep through, reducing runoff and minimizing the risk of flooding.

Biofiltration Systems: These systems filter pollutants from stormwater, ensuring that cleaner water returns to the environment.

Engineered Soils and Rain Gardens: These features are designed to absorb and filter stormwater, promoting natural infiltration and reducing the load on municipal systems.

Exceeding Requirements: Three Sixty goes above and beyond city regulations to maximize the effectiveness of our stormwater management practices, safeguarding our communities and waterways.

Habitat Creation
Urban development can disrupt local wildlife, but Agriwild strives to mitigate this through:

Wildlife Corridors: We design our developments to include pathways that allow wildlife to move safely through urban areas, maintaining their natural behavior and habitats.

Nesting Areas: By incorporating areas where animals can nest and thrive, we support local species and enhance the ecological value of our properties.

Conclusion
Agriwild embodies our commitment to creating sustainable, healthy, and vibrant communities. By integrating nature, thoughtful design, and community engagement, we ensure that our developments are more than just places to live— they are places to thrive. At Three Sixty, we are proud to lead the way in sustainable development, fostering a harmonious balance between people and the natural world.

Orange may be our company color, but we are very serious about Going Green! We see the forest for the trees and focus on sustaining long-term with long-lasting projects. Why? Cleaning your apartment or house should be a priority. Although it can be easy to make excuses such as lack of time or a hectic schedule, keeping your place clean can help with overall well being. You certainly don’t have to be best friends with your roommate. You do, however, have to know how to live well with them. Having a good relationship with your roommate can save a lot of headache and stress. Conflicts are inevitable, but starting off with a good foundation of rules for respect can help you navigate those issues objectively and fairly. In apartment living, a roommate contract or agreement is an essential tool for successfully living with another individual.

However you choose to lay out the ground rules, here are our top 7 ideas we think are essential to include in a roommate agreement.

  1. Money

Start off with the details of paying rent. Decide who is paying what and when and put it in writing so there is no confusion. From there, decide how you will pay bills and pay for communal items such as cleaning supplies or toilet paper. Getting this sorted out right away will save issues in the long run.

  2. Schedules

Lay out your daily schedule. Having a physical copy of this posted on the fridge or someplace visible can help each roommate be more courteous. Consider concrete guidelines for quiet hours. If you know that your roommate has a shift at 5am, you may be less likely to practice your flute late into the evening (or we would hope so).

  3. Cleaning
Put together a cleaning schedule for the upkeep of your place. Maybe this means creating a roommate chore chart and assigning a person and timeframe for completion. Maybe verbal agreement is all you need. Either way, splitting up the duties in the shared spaces such as the kitchen and bathroom can ensure that you'll always have a tidy space.

  4. Guests

It is worth discussing the boundaries for guests. Whether it is about who can stay and when or what they can and can’t use, the guest policy is worth bringing up and setting some ground rules on.

  5. Food

Discuss meal times and storage of food. Designate certain shelves or pantries for each roommate if you decide to buy food separately. Consider whether or not you and your roommate will cook together, or if you need to rotate when the kitchen can be used for meal times.

  6. Temperature

Avoid the classic “temp-war” and set a certain temperature that you and your roommate are both comfortable with in each season. This one can easily go untalked about and cause tension later on. Blasting the heat or AC will raise utility bills, so choose a set temp for those summer and winter months.

  7. Communicate

Overall, communication is key. Set a precedent for how you'd like to communicate with each other. Would you rather text or have a meeting when conflict arises?

Using these ideas, make your roommate agreement. Having these ground rules up front and creating a written document to reference in case conflict arises can make co-living a whole lot easier. Consider posting it in a common space like you do with your schedules or chore sheets. Adjust your needs as they come and be open to changing how things are done to better suit your living styles. Apartment living is fun! And, when you set boundaries, living with a roommate can be too.

We know our tenants have it all figured out! However, what better time to ring in some new habits than with the New Year. Here are 5 tips to make 2022 apartment living a little easier on you.

  1. Save the Polar Bears (and your wallets) by Turning off Electronics!

Turn off lights as you leave the room, and especially when you leave your place. Save the planet and your electrical bill when you choose to save energy.

  2. Engage in Regular Cleaning

Take out the trash as soon as it gets full. Wipe off the counters and sweep at the end of each day. A small mess turns into a large one! Get ahead of it while you can.

  3. Reinstate Roommate Rules

The new year is a great time to revisit how your living situation is going. Check in with your roommate! Go over how things have been going. Make a new chore list or hash out any issues so that you go into 2022 with a fresh start!

  4. Get Organized

Time to see what you are -actually- using in your apartment and give the rest to Goodwill. Purge old clothes or decorations to make room for new. It's time for a deep clean to make our new year's resolutions and habits a bit easier to keep.

  5. New Year, “New Place”

A new year doesn’t call for a new apartment, but you can make your apartment feel brand new with a little redecorating. After organizing and donating the old, design your home to make it uniquely yours. Maybe this means a complete redesign and redecorating, or maybe this means finally adding that framed photo of your dog to the wall. Whatever it may be, make your place truly yours in 2022.

Business and property owners now can grant La Crosse police access to security cameras to increase community safety.

Project Blue Light, a private-public partnership, is an extension of the Safe-Cam Project, a network of 32 surveillance cameras monitoring the city’s downtown that launched early this year to aid investigations and deter crime.

Police encourage all business and property owners to participate, especially those positioned between downtown and college campus areas for student safety, La Crosse police Assistant Chief Rob Abraham said.

“As we have found, video has been instrumental in helping us solve crimes,” he said. “This helps us become more efficient and effective.”

There is no fee to tie into the network, but surveillance cameras must use Stratocast brand software to make them compatible with the department’s system.

Three Sixty Real Estate Solutions was the first to join the department’s network last week, granting police access to two surveillance cameras monitoring a 20-unit apartment building at 1414 Pine St.

“This is about working smarter as a community,” business owner Marvin Wanders said.

The software allows officers to view live feeds and stores surveillance footage so police can retrieve it immediately when necessary, Wanders said. In other cases, police must track down owners to review video, a time-consuming process.

Wanders plans to add additional cameras to the network and encourages other business and property owners to do the same.

“If we can do anything as a community to make officers more efficient, it benefits all of us,” he said. “The safer community we have, the more value there is for everyone.”

An apartment complex designed to set a new standard for student housing in La Crosse is only about halfway through the construction process and already leasing for June 2016.

Three Sixty Real Estate Solutions’ Aguilera apartments on the corner of Badger and 13th streets held an open house Saturday to share its vision of student housing.

“We’re really trying to create an environment that elevates the quality of student life when it comes to their housing,” said Three Sixty director of operations Jeremy Novak.

The $10 million project has been in the works since the real estate firm bought the property 12 years ago, and has been planned out since 2008. Construction started with the demolition and removal of houses last June and is scheduled to be complete this fall, with renters moving in June 15, 2016. Three Sixty plans to move its offices into the first floor of the building in April 2016.

With five floors, a garden patio and fitness room, it’s a sizable investment, but one the company is willing to make.

“Our sign is on the building, so it’s a direct reflection of who we are as an organization and what we want to be doing as far as raising the quality of housing near campus,” Novak said.

The apartments range from 920 square feet to 1,294 square feet and overlook the University of Wisconsin-La Crosse or downtown La Crosse.

“You’re waking up and you going to have really nice views anywhere in the building,” Novak said.

The building’s main draw will be a patio in the center of the second floor with seating and a garden.

“You’re going to see green space; you’re not just going to see roof and tar and asphalt. It’s going to look nice,” Novak said.

Novak has plans for the patio, including coming up with a way to make it usable year-round.

“We think it’d be nice to come sit out here in November or December when it may be 20 degrees outside, but it’d still be 60 degrees in here,” Novak said.

University of Wisconsin-La Crosse students Nick Bauman, Jamie Reif and Robert Sepulveda were pretty impressed when they took Novak’s tour.

They especially liked the washer and dryer combinations inside each apartment and the communal patio, meant to build a sense of community inside the building.

“It’s not, like, required that you go, but you could meet your neighbors,” Reif said. “It’d be nice to at least know what their names are.”

It was a huge improvement over the previous housing, according to Reif, who once knew a woman who lived in the now-demolished building.

“The floor was so uneven. I wouldn’t want to live there,” Reif said.

If Novak was trying to elevate the standard of living for students, he definitely succeeded, the students agreed.

“I think they set the bar pretty high,” Bauman said.

They appreciated that Three Sixty invested in giving students a nice place to live.

“It’s nice to see that it’s not just another rectangle, cheaply built,” Sepulveda said.

Bedrooms in the apartment building will go for an average of $495 a month, depending on the size and which floor they are located on. The building houses 54 three-bedroom units and four two-bedroom apartments.

“Right now we don’t have any two bedroom apartments; they’ve all been rented out already,” Novak said.

Tenants will be also able to rent dedicated parking spaces in a climate-controlled, enclosed parking lot on the ground level for $75 a month or a surface parking lot spot for $35.
